What is Land Reclamation?

Land reclamation is the process of turning disturbed land in to its former state, or another desired use. This is often done on properties with old infrastructure that's no longer used or where land has become overgrown and can no longer be accessed . The purpose of this activity is to revitalize a property and add beauty back to nature, and put value back in a property that was otherwise left to waste away.

This process usually begins with the decision of what the reclaimed property is going to be used for. Whether it's removing an abandoned barn or farmhouse and reclaiming the land as native pasture, removing overgrown brush and forest in order to expand a property, or cleaning up a property that looks like a junkyard, it's beneficial to the surrounding environment and to the land owner.

Benefits

There are many benefits to land reclamation, some of which include:

Reclaiming damaged land allows local residents to thrive. When large areas of land are damaged, the nearby population can also be adversely affected. Living near an eyesore can lower a person's quality of life, not to mention the value of their property. By restoring the land, people get the opportunity to use it to their benefit once again, it will improve the visual appeal of the environment, and prevent the accumulation of harmful rodents, pests and other organisms that will continuously breed in these environments.

Reclaiming damaged land allows the restoration of natural species and water quality. Damaged land affects several different species that gather in the area. Organisms are displaced when a land's resources are no longer prevalent. By restoring the land, you re-allow the land to thrive and facilitate fertile soil and other areas of growth. This restores the balance in the land and the ecosystem as a whole. By undoing the damage caused by spills or other issues, you will also be able to undo any contamination that was done to the area's water supply. This way, you will be able to reverse the course of the land, so that it can support all different life forms.

Increase property value. By making land more suitable for building, other development, or returning it to its natural state, you are likely to increase its market value. If you are planning to sell the property, this can be a major benefit.

Land Reclamation Uses

Land reclamation can be used for many different purposes, some of which include:

Returning disturbed land to its natural state. One of the most common uses for land reclamation is to return disturbed land to its natural or original state. When land is no longer needed for its intended purpose, such as commercial property and old farmyards, buildings can be demolished, land can be restored with self-sustaining plants, and soil contoured to blend with the natural surroundings.

Clearing overgrown land to add value. Unused land is often forgotten about, therefore weeds, bushes and trees become overgrown and unsightly, taking over the entire property. Clearing this overgrowth will allow the land to have a purpose again, whether it's building a house, expanding farmland, or creating pasture land for livestock.

Reclaiming a property from a junkyard state. Everyone has seen the properties with dozens of old cars, scrap metal, dilapidated barns and sheds, and unsightly overgrown weeds and brush. Old vehicles and metal are an environmental hazard, considering they can leach fluids and other toxins in to the ground and nearby water. Abandoned barns and other out buildings are dangerous because they can collapse at any moment, and they are homes to rodents and wildlife. Reclaiming the land will prevent further environmental damage, add value to the property, and revitalize the neighbourhood.
